This one may have redefined grit and determination across the board, and I’m so happy for my clients and their two pups for landing a beautiful off-market home in Lake Oswego. The process of getting the seller to agree took four offers and over six months. Part of our negotiations was for them to buy with the contingency of selling their home in SW Portland first to retain their VA eligibility – a rarity in the market these past few years. We finally struck a balance of price and terms that had everyone moving forward, and it was on!
Once under contract, there was a ton of due diligence on their purchase, including many differing professional opinions on how to safely preserve what was determined to be a 200-year-old and magical Big Leaf Maple in the backyard. We finally found the right expert who prescribed the right course of action to make sure the tree was safe, healthy, and could thrive for years to come. This tree literally may have been the defining characteristic of the property and a possible dealbreaker for all parties involved, so a lot of care and time went into making sure we had all of the answers and could give peace of mind while saving the tree.
Once the shock wore off that this was actually happening, we scurried to prep and hit the market with their existing home, at which point we quickly landed a buyer. We then encountered another fierce due diligence period where we were tasked with proving the roof’s worthiness, avoiding a $14,000 replacement.
Big shoutout to Rick Brainard, who represented the seller, Perla Martinez Evans, who represented the buyer, and Gary Lawrence, the lender who was a huge resource and advocate from start to finish. It was a beautiful team effort indeed!
